In today's rate environment, I feel it should always be a consideration but certain conditions won't generally provide transactional or offer enhancement. 

@Laramie Allen I wouldn't pay off your mortgage (it's cheap money) unless you are retirement age and peace of mind is top priority for you.

@Becky Plaza Peace @John Underwood is probably right about not needing one for 1 property; however, we have just 1 property (listed on both AirBnb and VRBO) and I will say Hospitable has helped immensely on the amount of time we spend messaging. 

While I don't know about Brownsville because I have not been there, I do know McAllen and I can say that for me it seems a peaceful place, where you can wander around without any danger if you are willing to get burnt by the extreme sun and heat.

Our PM team does weekly drive-bys to make sure properties are being maintained and spends countless hours trying to convince evicted tenants to move along peacefully, but that's about all that can be done. 

This way the landlord knows his income and gets his peace of mind.
