I'd love to eventually get to this point and I've read and heard on the podcast that you shouldn't necessarily start small, so I figured I'd try to run this property through my calculations.That being said, I'm trying to understand some of the additional costs that may be involved with a property of this size.

That gets you a water heater (at least on my rental in Memphis) and either a AC unit or Furnace roughly speaking.Roof is probably 4-6k depending on size.

Cause they will pull your credit score so you need to have a semi decent credit, also they will want % down, you will probably have to declare how much income you have per year and they usually like to see 2 years of stable employment This is for a regular conventional loan
