I need to find an investor agent who has some patience; I need some some education on areas and prices as I'm hoping to find something that cash flows or at least breaks even. 

I work with a team renting out SFH.I am the newer of the group and simply put they all say no pools.They simply aren’t open minded to it and don’t want the liabilityBut I want to educate myself so I get it’s a liability but for instance if one day I plan on having my own rental SFH or even duxplex, triplex or apartment, how or what is the best way to go about renting one with a pool?

They do have pest control companies that I use in one unit where the tenant just complains frequently - townhouse sharing a wall with another owner so I have no control of next-door unit -- so I now pay for quarterly service and as part of it, they come out and re-treat for free  any time tenant has issues between quarterly treatment, so the tenant calls them now, not me.  

I’m in college and don’t the have time or money to buy a property, but I want to educate myself and practice the necessary skills.I have been taking courses online and reading books about REI and I am looking for some advice on what I should be doing.

Ask the company for references (not everyone is on BP and many folks drop off the forums once they've started investing since they've gotten what they came for, education).
