They will also look at your credit, if you own any properties, or have history of ownership.

Look at the mortgage history and y9ou'll see a recent loan transaction and I don't know how to filter those? 

But her sisters mom has history of not paying rent and making police kick them out which seems to be a long process.

You probably won't qualify for a loan if you don't have history so you may need to wait a bit or have your mom co-sign or purchase the home. 

We're in process of ordering docs from City of Tampa providing the information and history of these accounts to show that the tenants opened the accounts and didn't pay water.

Get a title history and print the transfer deeds, look for the address where mailed.

Including credit history , criminal history and past evictions.
