When you start messing with the actual language of the lease, you run the risk of putting something in there that isn't legal or at least hasn't been vetted by the attorney that originally drafted it.

That includes marketing, being at REI meetings, having an online presence, and there are so many other people digging for off market deals, so you have to find a way to separate yourself from the competition somehow

Yes, you need to see if there is a recorded easement/agreement and also read the language in the two deeds.....both should be available online.
