@Mike D. is correct though, at least in my area, in that you cannot shut off basic services to a unit if they do not pay (essential services).

FYI, the houses I viewed that were in similar states were priced so cheaply because essentially all of the value was in the land.

The reason I thought rent of $1600 is good is because it is in one of the best school districts in dfw and I THINK its a really good area, still developing a lot.

It is a single-family in a desirable school district, an older house with a somewhat dated floorplan , where the owner originally lived in it . . .subdivided the lot and sold off the back portion where a 700K plus house now stands.

I have a glut of houses i get 900-/+ a month for that cost me under 30k.....if anyone doubts what im saying, go hangout at either 417 e fayette/501 e fayette....which the city permit, building inspection, etc office and district court where you can find Baltimore's finest clogging rent court every day in incredible numbers.

It looks very nice and it really depends on the cabinets/flooring/etc. to be visually appealing.It can be more expensive and the general rule noted above is very accurate that it is essential for higher priced homes.
