The danger you run here is setting expectations you don't plan to keep.I would get them a gift card to a restaurant or something similar.

Not for the fainthearted, it's a dangerous and difficult, and NASTY process.

No HML would give you anything close to said terms without some sort of track record or established relationship.I would say that if you are trying to do a flip and have less than $10K that you can bring to the table, you are dangerously under-capitalized and should absolutely look for an equity partner.
