There are other markets that will provide double digit net caps if ( I assume you are ) a cash buyer. 

Double digit net caps are to be had, but you better be a cash buyer as it will be more difficult to get a good deal .

Before the recent increases in interest rates we saw double digit appreciation for 12 yrs (last year it was negative but stabilized in Aug and this year it has gone up).

Double digit rent growth is the national average right now.

I don't list on any other platforms and typically get an 80-90% occupancy.I have never tried a channel manager service - but I would imagine if you were managing double-digit properties that would be very helpful. 

Like other areas of the county Phoenix was seeing insanely high appreciation well into the double digits, ending up over 20% appreciation in 2020 and 2021.

So you're missing the long-term renters, the digital nomads and the retirees.

@Eric Fernando i would suggest doing a camera inspection.

You could also consider making the smallest bedroom a large office with monitor(s) to really appeal to digital nomads and other types of remote workers.
