First Property in Utah

My wife and I are looking to buy our first property to house hack in between Salt Lake City and Provo in Utah but haven’t found anything where we can rent our part of the house or duplex to where he renter is covering more than half the mortgage since home prices are so high right now. Any tips on strategies to use or places to be looking for deals on single family or small multi family?

We’re open to rehabbing a property just don’t want to get too in over our heads our first time around.

This is the golden question right now....for every investor. @Kim Gibson offers sound advice for off-market deals. Perhaps look into properties that were listed and came off market (although you won't be the only one doing this.) 

The good news is in an inflationary environment rental growth is a very real thing. Double digit rent growth is the national average right now. So make sure you are penciling in growth projections as well.
