Land is business park zoning which is basic commercial with residential as an option in description. 

I have met a Few guys threw here as well, attended a few Real estate Investment clubs. they are many great clubs.

And the area I am in was largly built on marsh land so I'm guessing from your description that it's the settlement. 

Try setting up custom searches on Redfin or another site with description words like "fixer upper", "handyman special", "value add", "unfinished", and stuff like that.

The “worst case” is you’d have actually met a bunch of locals that are doing what you’re doing.But, I’d imagine the best bet would be replacing anything specific with, for example, “a well known turnkey company”.

I replied, fine, but it clearly says in the property description that it is 'unsuitable for children under 12'.

I don't know about OR and CA specifically but a "thawing" market seems a more appropriate description than an "exploding" market.
