Also, if you have to use race to help you in a debate - you've lost.People in minority groups, such as me, see people like you for what you are - pure hypocrites.

The debate of using cash vs leverage is ongoing.

I think the debate should not be centered on timing the market but on working with the information we have now to anticipate what the market might do, and make rational decisions.

@Angela Holmes  cash vs debt is an age-old debate.  

I am debating either buying commercial or buy smaller duplex or quadplex with cash, then refi later.

When researching the Midwest markets, I'm always hearing about debates on the maximizing CF between a 20-yr or 30-yr, or a cash-out refi after BRRR, but none of that seems applicable in these types of markets.  

This is a huge, never ending debate here on BP if you want to research it.

I am not really trying to debate the issue. 

Note: my brother is a contract but he is busy at this time , that why I'm debating.
