I am following a buy and hold strategy.  

If the STR applicant can demonstrate primary occupancy of the ADU or if the ADU was completed prior to 2017 then the ADU can be used as an STR for 120 days and possibly longer with extended home-sharing approval.I am not understanding a reasonable strategy here.

You're in a good position and there's nothing wrong with the strategy you described.

Love your strategy and how your tight on your criteria.

July and August were our best months ever.While I understand COVID is still around, the strategy is still solid.
