Getting ready for the tax sale in Chicago in a few weeks myself...

In the Lease-Options I've done, the properties were vacant and in need of rehab before they would be rental ready.

I recommend reading all you can and spending some time in the forums here to learn all you can before you're ready to buy.  

They could be a good place to get some training to help you get ready for commercial.

So I am relatively new to investing and trying to learn as much as I can, asking questions and meeting with experienced investors i'm ready to jump off the edge, but in my competitive market its hard to find a deal that matches my investing criteria. however I'm not letting this deter me from my goals I look at my automatic MLS alerts everyday and analyze deals as much as possible.

The house may need some work to make it rent-ready (haven't seen it yet), but likely not much money to make ready as it is occupied now by a tenant that is moving out.

One quick tip, if youre moving in August, to get ready for SUMMER!

You haven't revealed anything that would alarm a seller at this point.Get a redacted set of financials to share with qualified individuals.Have an NDA ready to go.No showings or deep due diligence without an LOI and earnest.Locate COIs (centers of influence) rather than marketing to the masses.
