TIA all opinions welcome I’d start with talking to the planning department of that municipality to see what the property is zoned for and what the allowed uses are in that zoning. 

My plan is to purchase single family homes and rent them out using the BRRRR method.  

(Most homes have been turned into str) The zoning should be changed by the end of the month.Our plans is to build 34 2/1s, 5 2/2s and 5 1/1 loft style apartments.

Do a comprehensive market study to locate areas that are likely to appreciate in value and have a positive cash flow from rentals.
