It seems PMs don't make a ton of money for all that they do and their incentives don't always line up with investor's incentives (i.e. getting paid more for turnover in terms of tenants when I'd prefer no turnover or vacancy).Sorry for the long intro, but having said that, I have a few questions...

I've heard Stessa and Buildium for the most part but find it's actually very difficult to use for the average small scale landlord (I have 7 doors)The cost of Buildium I think is way too high for the small scale self managed landlord like myself. 7 units comes to $55/monthAs for Stella, the UI isnt the greatest and probably tailored for more property management companies, and the accounting features are rather lacking for Canadian tax laws.

Everyone has to balance their own risk / reward preferences.)I would continue to follow real estate, follow the conversations in the forums, save money, watch for opportunities (there are always diamonds in the rough that are out there - you just have to find them), and work to move yourself to the best position to be able to be an investor.
