The carpet is a light color and I think thinking it could go darker...but not sure.Also any recommendations on companies or pricing would be much appreciated!  

I would give her a little choice in colors but nothing that would make it difficult to sell if she doesn't close.

Linoleum tile that is solid color is hard to ruin and I have it in 3 of my rentals and it survives.

it's also color coded, so you get kind of a bird's-eye view of GENERAL trends in the dfw area.

The Fair Housing act states that it is unlawful to refuse to rent to a person because of that person's race, color, religion, sex, handicap, familial status, or national origin so I think you should be good.

Is there a special paint, any recommendations on colors, sheen, or cost effective alternatives?

Usually each type will have it's own color: orange for cable, red for elec, blue for water, etc.

Added a pop of color and really draws your eye.

Anyway, add some colorful plants/flowers in the landscaping bed by the front of the house.

The brown-colored areas on the map indicate federal land, and as you can see, there is little undeveloped land left.
