Looking for advice on COLLECTING REPAIR COSTS from the tenant that are incurred DURING the tenancy.

@Bob Green when you say “time frame” are you asking time of year or at what point of the collections do you file to start the process?

You accept this new tenant and begin collecting their rent December 1st. 

@Tom Gimer for this situation, im collecting a fee for this referral to the agent.

They collected the rent but did not pay mortgage and changed the title sold to others and disappeared. 

In the only negative tenant experience that I've had thus far, he also helped out by filing for debt collection & cleared up some things that I didn't know. 

If you only manage to collect 9 months of rent a year followed by a nasty protracted eviction after which a tenant leaves your property thrashed, those returns start to look a bit different.

Who is doing this and what resources do you go to for more about this?
