The thing to be very careful of is this - "I am wanting to scale faster."

Yeah I plan on having a property manager in the next 4yrs but for now I can manage most things myself.

I'm under contract on a single family home in Chicago, and the rehab will include adding two dormers, so I'll need an architect to draft a full plan set for submittal to the City of Chicago Planning Dept.

There is still another month in planned rehab, so nothing pressing, but would love any recommendations people have!

Make a plan that includes your goals, budget, who you want to buy from, what you're looking for, and your approach.

You may want to approach the contractors and let them know you plan on putting in a claim and see if that prompts them to offer a compromise. 

I see a lot of discussion here about maximizing profits and adding clauses to leases so that tenants take more responsibility for things, but I'm interested to know some advice about how to take better care of tenants to build up a good reputation and practice business in a fair and compassionate way.

@Samuel Boyd I am not very familiar with the area but plan to be spending more time down there.

My plan at the moment is to look for single family residences in or near my home city (Mobile, AL) in the price range of 50k - 75k to BRRRR.

I take care of the paperwork, finances, accounting, paying bills, finding tenants, creating the leases, interviewing tenants by phone/zoom, etc.
