Large debts are a red flag, but irresponsible use of credit is the larger concern.

Is he a lazy wholesaler or is there something that brings up red flags once you do your due diligence?

We were able to ferret out a family of Professional Tenants yesterday after picking up on few 'red flags' on their applications. 

The AUS is a hardcoded system that will initially put the file through the wringer, detecting any red-flags & criteria discrepancies that the borrower will have to be responsible for before receiving any credit. 

Note the bold italics below:ORC 4735.01 (A) "Real estate broker" includes any person, partnership, association, limited liability company, limited liability partnership, or corporation, foreign or domestic, who for another, whether pursuant to a power of attorney or otherwise, and who for a fee, commission, or other valuable consideration, or with the intention, or in the expectation, or upon the promise of receiving or collecting a fee, commission, or other valuable consideration does any of the following: (1)Sells, exchanges, purchases, rents, or leases, or negotiates the sale, exchange, purchase, rental, or leasing of any real estate;Etc.http://codes.ohio.gov/orc/4735What the ORC clearly states is if you are selling real estate for someone else, for compensation you need license to pursue that activity.
