Major cities in the tristate area are known to be good long term wealth builders because of appreciation.

I don't think that that's a bad thing necessarily, and it might be the reason why real estate is a serious potential wealth builder, I just want to be clear on the amount of risk I'm taking on before I invest.It sounds like the common approach is to reduce risk as much as possible by using conservatively calculated financials and keeping significant reserves on hand in case of extreme disaster.

Just recently I attended a Fortune Builders workshop and gained a lot of knowledge, but I don't quite know where to start.

Other ones in and around the city are The Boston Wealth Builders in the city, the Boston Area REIA in Medford and the Boston REIA in Dedham.  

Several adjacent lot owners  and I think we should work together and offer as a group for a builder.
