You need to make that bad boy NON refundable.

Go find a place you guys like in a location you like. 

But it was a bad return on my time, money, and effort. 

Definitely don't wanna get a bad deal.

I always hear " If theres no cashflow, it's already a bad deal." but at the end of the day I will still own a piece of RE  that will hopeful bring decent cashflow and good equity.Another idea I had is to do a Live&Flip.

You also ran into my husband at the BuiltHow expo in Phoenix in 11/2023 where you told him the same thing you told me over the phone about knowing that the CPA we had been paired with had a bad reputation and a history of problems with multiple clients.
