I want the terms to be fair for me and him.

Chicago's market is very expensive (for me at least) and my girlfriend has very expensive taste as well so the cheapest place i have found was 800k for a 4-plex. 

I have a 3bdrm condo in eastern WA that I purchased in 2006 as my primary residence (with the intent to rent when I inevitably left the area), it has been earning rental income for me for ~5 years now.My REI plan is to purchase buy-and-hold MF investment properties to generate cash flow.

So the further away, the more money I have to spend on someone else doing what is simple for me to have done for 1/2 the cost.

I owed $245k on the first mortgage, so they did a $75k HELOC for me.

Last time borrowing conventionally for me!

I was just wondering if it is a wise move to put multiple properties under a company assuming there are tax breaks and benefits.

So space was definitely the deciding factor for me. 

To me, this is even more important than commission splits as it forms the runway from which new agents can successfully take off and fly on their own.
