:BTW, I bought this property in 2012 for $360K... the owner right next door to me, exact same everything, bought his 10 years earlier in 2002 for $450K....So, when price does not make sense, like today's Bay Area market, patience will pay off big time, even if the wait time is 10 years.....I do not follow the Bay area market like I follow the San Diego market but $450K to $360K is a 20% price reduction.

The service contract provides 24/7 service and I make sure the tenant has the service number.For these properties, I get either a tenant for a small reduction in rent, or a neighbor, for a small monthly payment to sweep the sidewalks, inspect it daily and pickup trash, and change lightbulbs in the hallways.

Those are rarely steals but they rent to nice tenants and nice tenants are worth their weight in gold.Also, if you pay utilities your tenants will have no incentive to conserve.

This makes me think there could be a potential mold issue in the wall.All the windows, approximately 30 in the building are probably 50+ years old and much of the glazing is failing, the rope and counter weights in several windows are broken, and many of them stick and are difficult to open, and all are drafty.
