This market is dependent on incomes and so both general ( National and International) economic conditions, local investment, infrastructure ( transportation links, services, the things that make it easy to do business), diversity of local industry,local government ( policies, leaders etc.) but also it is very dependent on where people want to live.

Internally it’s useful because I know how I underwrite each market and the methodology is constant.But if you’re using it as a general guide across markets, I second the CBRE report as probably the best publicly available source.

If you look at the IRC (International Residential Code) there are a number of exceptions to the permit requirement in Chapter 1.  

I have also an offshore entity for some international investments but Anderson is not involved in any offshore structure.

A really good banker can be the key in an internal ally and can make a marginal bank great (in my opinion).
