So far I looked at Philadelphia, Dallas, Raleigh (mostly on loopnet).

I'm from NJ and finding deals here on such properties is virtually impossible (I could be wrong), so I'm starting to look at more affordable and possibly cash flow positive investments in Dallas, Philadelphia, Raleigh area (on loopnet!).

I have 3bd 2.5 bath home  in Dallas, Tx under contract right now. 

I'm in Dallas trying to find a 1.5% deal. 

@derek burtle I haven't done anything with thos yet I'm just holding it for now I dont have boots on the ground in Alabama and have since moved to Dallas to flip houses....maybe when I have the money and time I'll try this owner financing thing but it's like 35$ a year to hold so not breaking the bank and don't regret it ..I've bought worse properties lol ..
