Raising private money in the dfw

what's up everyone, I am an investor in the dallas fort worth area. I have had some success wholesaling but I am now looking to raise some private money to take on some of our own projects this year. What are some regulations to keep in mind when raising private money for real estate. I would love to hear from some investors in my area who use private funds in his or her business and some good attorneys, but im all ears with any and all answers.
