If the first interaction with a prospective tenant is them saying they don’t have money for security deposit you can be sure they won’t have money to pay rent pretty soon.

I will say that it is important to watch the interaction between pet and owner when you meet them, as this will give you insights into whether the owner has spent time properly training their pet (mostly applicable to dogs, as that is what all my rentals have currently).- Do check with your insurance company as Michele mentioned, however, as they may have some restrictions on certain breeds and you don't want to find out you are not covered if something occurs. - Refundable pet deposit.

I, like yourself, and using this as another diversification towards long term financial stability, and have a buy & hold mindset, with a near term goal to do some wholesaling, to fully understand the markets and to interact with some people to get a better deal on a buy & hold propert(y|ies).

The common threads of doing well financially are doing your homework (school), understanding the math (school),  interacting with others (school), work ethic, and being creative.
