Perhaps focus on cash flowing condos as an easier entry or team up with another investor in a JV relationship. 

Decide which areas you DO want to master, focus most of your energy there, and try to find ways that these strengths can overcome your weaknesses (or make them irrelevant altogether).

its very hard to use the rule out here(for me at least), so really dont rely on the rule focus more so on the numbers making sense without the rule in the equation thats just me

Hello Angelo,I want to focus mostly on Multi Family Buy and Hold but I realize with my certain situation I will probably have to do a little flipping and Buy and Holding of SFR and work my way up to the bigger prizes.

But if you are looking to grow your portfolio fast I would focus on Sandwich Lease Options and Joint Venture money partners.

I would focus on using facebook ads.And finally, probably the most important, you need a good converting website / landing page.
