Now as to my second question, would splitting the investment between spouses with no attempt to hide the relationship, be viewed as unethical or just playing the game with the rules set by the lender.

In lending or the paper game, always understand your collateral. :)   

If people stopped trying to game the system, then the lawmakers wouldn't have to keep making it harder for us investors to make a buck.

I'm new to the real estate game and I'm trying to acquire my first flip (put an offer in Friday) My plan was to move into a home and work on doing the renovations myself, then sell it in 3 months.

At the end of it all, by God's Grace, I will be mastering this game.

Just getting into the real estate investing game with the intention of trying to retire far earlier than 65 or however old it will be by the time I get there (I'm in my early 20's).

A lot of the videos I've watched though say you want your ARV to be no more than 65%.
