How do I get the sellers of these properties to believe in me when it comes to finding buyers & closing these deals with a win-win for all parties involved?

it starts with you believing in yourself and the value you add

even though you offer 70% of ARV, you offer a cash solution that is quick. And the seller saves on realtor fees (around 6% in california). You also add value by purchasing the house 'as-is' without repairs. Hope this helps
