When Do you think the best time would be to sell off a small portfolio?

Hi Everyone, I am looking at buying a 15 SFH portfolio in Detroit, I wanted to do a DSCR loan (total purchase $852k) but most I can find say 1 - 4 properties, all the numbers check out and make it very viable.  

@D KirkInspections are not a place to cut corners unless you  are very experienced and have all the tools.

It is manual because I often know their ETA and need to modify the message.I also have a manual message I send them after I know they have checked out that has been very successful:[guest first name],Thanks!

Try local banks and Credit Unions, they'll offer the best terms for you. 

It is currently an Excel spreadsheet (which works best for it) but can turn into Google Sheets or Apple's Numbers also (although the formatting may be thrown off with those options for the graphs).

I think being very involved in the tenant screening early on can help mitigate this risk.

Very few people go to the main page without a destination and dates in mind.
