If you truly want to upgrade from excel (which I suggest you do.) quicken is $50 and is overkill for a dozen properties. 

I wouldn't go for the upgraded systems he offers because it's not worth the cost. 

We have so much new construction and many builder are doing spec homes, so they want the upgrades builders don't offer, semi custom home buyers want high quality upgrades, most flippers can't keep crews busy enough (right now) due to low inventory, but margins are slimmer, builders need construction managers who typically handle 10-12 homes in a community at a time, small investors need site built homes and on and on.We have been very underserved for many years, so get licensed and hit the ground running!

The loans are broken down by their specific characteristics and put into pools or "traunches". 

We use to purchase Kenmore and they were solid when we upgraded units over the years actually gave them to young investors.

Anyone had any experience doing an upgrade such as this?

I want to include in my spreadsheet 3 columns for low end, mid grade and high end upgrades as well.

Got a great price but put about 25-30K in upgrades including new A/C, water heater and appliances.

The other unit is occupied and renting for $750/m but could use similar upgrades and demand a higher rent.

I acquired a 4-plex property in Tacoma, WA using a 3.5% down FHA loan.I am using the house-hacking and BRRR strategies - currently living in one unit, renting the other three, and repairing/upgrading the property as needed.
