@David Schroeder there are many good books suggestions already, I can only add that I found very helpful to listen to these and other great books (you can found more if you do a search here on BP) using audible.com  It saved me a lot of time as I can listen while flying or using bus/trains/etc.

We are planning on taking a trip out to MS next weekend (Feb 16th after 12PM until 10AM the 18th) and would love to meet with some local real estate investors and agents!
