The house has a long term tenant and rents for $800mo right now.I'm able to give much more detailed figures regarding taxes, insurance etc if need be.Any help would be greatly appreciated, I have some ideas but I'm just trying to get a few more before I pull the trigger on this PA and start tossing down EMD's and appraisal fees.Thanks.

I point out that the rental agreement requires them to maintain the temperature in the whole apartment or house at no less than 55 degrees and air flow is important to keep things dry.
