Currently my partner and I have acquired 45 units (just shy of a million in total real estate) in less than 2 years and we're building solid systems and allowing the dust to settle. 

Obviously I have little information to go on but my gut suspects they are game players and they think once they are in the house they will be able to leverage the problems and live there free for a long time.

You could go a totally different direction.

@Harv Yergin IV The structure is totally up to you.

After closing costs (to buy without a realtor, and to sell with a realtor) we,d be looking at a total net income of less than $15k, then split two ways. 

But this is obviously without knowing the whole picture.

@Jay Hinrichs I totally understand the feeling of wanting to invest with someone with a track record, but first time syndicators aren't always a bad thing. 

Does anyone have experience with buying a single family rental or a multifamily rental with total price under $350K through Home Union, Roofstock or Memphis Invest? 

Obviously you have experience as an employer already so you should not have a problem finding who would be a good employee that fits your needs.
