It will probably be a good buy and hold in the long term, because the area is appreciating nicely, but it may be a slim cashflow, unless you buy a awesome deal.My two cents, I dont own anything there, I just like the area a lot. 

I am actually in the same boat, I have passed all my tests for the real estate license exam in NY, and I will start by being a salesperson, and doing flips.

If it was built near or before 1978, get it tested.  

Its also probably safe to say he already knows and is testing you out to see if you lie or not.  

I would like to test these limits and go as high as possible and help as many people along the way.

Next steps: 1) Create a flyer or Postcard that we can hand out 2) Create a more professional business card (currently have my ASU email)3) Knock on moor doors4) We are going to pick two neighborhoods and test a different marketing plan in each and whichever wins we take the winner and then a new idea and repeat.

I decided to do a small split test to see if it actually made a difference.

so...I also maybe moving to Louisville for a hob depending on how the interviews go.I would say study for the test but are you going to use it while away?

These get confusing on the test because some like this one use gross rent.
