From my understanding in my area I can't evict for non payment but still can for lease violations including holdover so keep the ball in your court and just keep them at M2M. 

Anyone have a crystal ball? 

You may be eye-balling the stock market or bitcoin, but you know what they say: the grass is always greener on the other side!

I'm their new property manager, took over on my parents behalf because they were dropping all the balls.

The ball is in their court since it sounds like this is holding up their closing, likely because that creates a title issue.

Fly in our clear blue sky with minimal wind and perfect temperatures 99% of the time.You might also get some corporate traffic (relocation and temporary) and I have 2 travel nurses looking for places right now as well so they can be attractive,  especially during the summer months when our furnished rentals experience higher vacancy rates.
