What they buy, where they buy, price point, how many per month etc.Although it's true that if you have areal deal on the table the buyers will come, it's equally as good (if not more so) to find a property "KNOWING" it meets one of your buyers criteria! 

So what then, I find a buyer and bring them to the closing table?

It looks like the house hack duplex idea is no longer on the table due to family reasons.

I have flipped several properties and I want to make sure going forward I am leaving as much on the table as I can.My question is....If I find a buyer not on MLS can I just transfer the deed in my name and get it notarized?
