it may be difficult to collect from the tenant but with a good insurance company it may not be that difficult and it may be simpler to just have the tenant pay for that insurance, the cost is around $150 a year for the basic coverage, although I have no experience in submitting a claim for renters damages on a policy like this...

Our time to buy and or build and close on a home by an exact date is drawing nearer each day...I was thinking of doing this (with some assistance please)....drafting a letter that will state my request/stance in a diplomatic way (hard for me...wink)...submitting the letter along with two letters of support from two former neighbor's as well as the permission I was granted from our former HOA board...along with pictures of my home child care and perhaps mention TWO former clients I had for 4.5 years both came within our subdivision.
