Finished kitchens, baths, hardwood floors, plumbing, wood windows, wood beams, etc

In our opinion it is a short-sighted decision with negative long term implications.You put the funds into the plan tax-deferred.  

I vote for the Vinyl Tile Planks that look like wood. 

Right around Thanksgiving we bought a deal from a local wholesaler in a key area where we buy property in many cases sight unseen!

In my neck of the woods, I know I can't find, let's say 2,3,4 family homes for under $300k.

And look what I find 100 feet back in the woods at the rear corner of the propertyThey even installed an expensive storm water pumping station powered by Two John Deere 4045T engines, and let this mess stay in the creek.It would be comical, but 200 men in a small town lost their jobs when this plant closed.

To build thy massive real estate empire by running quickly involves taking on much more risk and as such you may not reach the finish line if Murphy jumps out the woods and hits you in the knee with a sledge hammer.  

Glad to see more investors in this neck of the woods.

So I wouldn't advise buying sight-unseen.

It's not like laying tile, cutting some wood or painting for the first time.
