It depends on where you're considering in Brooklyn, and whether you only want to purchase an actual brownstone, or would settle for a 3-family house made out of different construction/facade.I'm seeing legitimate/usable 3-families about as far north as Sunset Park which has a lot (relatively) in this price point, maybe Greenwood, but the inventory in Park Slope/Gowanus is either a 2-family or is very small as they're much closer to $1000/sf.

Unfortunately a lot of these are in shot neighborhoods so you need to be comfortable parking your vehicle there.

This broker does alot of commercial loans and I was expecting a higher than prime rate because of it, but my income/credit are perfect (which apparently doesn't matter much in commercial loans).Is this rate too far out of the ball park?

I would say anywhere from .65 to 1.5x annual revenue is in the ball park for a PM company from what I have read online.
