First I would consult your state tenant-landlord laws to make sure your decisions and actions fall within the law.Typically, all repair expenses, in respect to the property management company and the contractors, are the liability of the property owner.

Statistically speaking, quality housing for quality people is a surer bet to get you a respectable total return on your investment (in my view).   

I have noticed that while we use a lot of platforms to help us run our businesses in Real Estate we are still pretty far behind in most respects.

Most student know that they should treat their home with respect or they will lose the deposit.

Respect their time and what they told you if they asked for a 7% cap and all you can find is 5% don't bother asking if this is something they want; it isn't.
