College town investing

Does anyone invest in apartments in college towns? I've found some apartments and townhomes selling for around $100k that are currently renting for around $1700/month. I'm working on digging into the details of what the HOA is and occupancy rate, but wanted to see what everyone else thought first or if anyone currently invest.

Obviously the biggest concern is college students trashing your apartment and having to spend a fortune to turn it over. Any thoughts would be appreciated!
