@Dustin MatheniaYeah I am gonna do that.Do you know if it's possible to start off with fha loan, live for a year, rent out and refinance with lender that knows what I'm going to owner finance, then owner finance/wrap around to the tenant using a RMLO, and then repeat?

As @Brandon Turner and @David Greene mention on the podcast frequently there are at least three parts to every deal- The Deal (finding it)- The Execution (overseeing the work, managing the property, etc)- The Funds If you don't have any of these then you really don't have a valid reason to be in a deal.

That type of commitment eats up a lot of time from your business as a successful investor.I do not know anything positive or negative about this company although they frequently come up as a topic on here.I would say that it is easier for an investor sell a book/system/information  on doing grand slam deals then to consistently find them over and over  again.

I have thought, read, listened, dreamed, been tutorial'ed to death over the past two years, my mindset is that of a wealthy person but my actions and habits are those of a poor person.I have made a commitment to make small, everyday corrections to my behaviors to turn them into habits that will help me become financially free (passive income from real estate and/or business).I am just starting to take 10 minutes at the beginning and end of each day to keep track of our personal finances, and to make sure that I am thinking "REAL ESTATE" at the beginning of every day, and hopefully throughout each day.Anyone have other ideas on small, repeatable, effective actions that I can gradually add on a daily basis to change my daily habits and actions?
