I understand he could just be saying that to rush me in to making a quick decision or simply to reduce his holding costs. 

I've been considering selling one of my properties, but to pay down debt and reduce debt service.

The k-12 schools also have some of the worst ratings in the state (2-3 out of 10 scale) with 80%+ of children will be on the Free or Reduced-Price Meals program.Tenant risks and headaches will generally be far greater than other parts of Tacoma.Other BP members from the area and myself have more detailed info about the neighborhood and Tacoma in general in these 2 threads. 

If there are taxes due, I reduce my bid by that amount as well (and send in proof to the seller as well).  

So i was told if i'm adding more fixtures I may need to upgrade the line from B Box that is 15' from property located in front curbside.Ceiling height 8'3" (coming soon) Currently 7'3".Exit in rear, (soon to be one in front)1000 sqft of available spaceAlready had plumbing of 4" cast iron stub out for a toilet which is original to house. 6" clay pipe is in great condition underground.Home already had all brand new 1" copper lines that reduce to 3/4" to each unit and then 1/2" stub outs to each fixture. 

He asked if the rent can be reduced to $1300/mo or he will have to vacate because he can no longer pay bills. 

Using this strategy, coupled with bi-weekly payments, we've been able to reduce our effective amortization by 50% during an initial 5-yr term (when most of a mortgage payment would typically go to interest).  

I'm stating the goal now that we'll come up with a plan for reducing our debt-to-income ratio (mortgages are our ONLY debt, period) and stay attractive to boring old conventional lenders. 

Basically, one is not being able to do all cash at that amount but also wanting to use the finances on my tax return to reduce or balance the income. ie interest. 

VOIP has many benefits, but primarily is reduced cost in an office environment for long distance.
