LLCs are more for asset protection rather than tax advantages for RE

If you haven't tried calling your local RE brokerages and asking for some solid PM recommendations I would do that.

It is important to be constantly educating yourself so that you know what is real/fantasy. 20 years into our RE investing journey and we work to find things to learn every single day.

Presently I do have a franchise commercial RE broker (NAI) but I do not feel he is hustling for the $80k commission he is contracted to receive for just marketing my property on their website and told me he made some phone calls.

I’ve been in the industry for a little over 4 years now, and even though I still consider myself new I wanted to start this discussion to share my opinion of why this happens and would love for people to share their perspective on it too.

Many policies only provide a limited amount of Pollution converge so discuss this with your agent.  

Tell them to re-apply, since their application has already been denied?

It may be easier to claim real estate professional status.Have a conversation with your CPA to discuss the benefits and to see if you qualify.

I have been in a somewhat similar RE venture in Reno, NV where my partner brought the money and I did all of the hands-on work.
