Separating debt and equity in a portfolio also allows you to more safely maximize leverage with fewer loan costs and placing that higher leveraged risk on fewer properties.

I'm looking for something reasonably priced in a good neighborhood that I will be able to get rented quick, and I was wondering if any of you guys had some suggested areas to invest in.

Cost of steel and labor are up for developers.Unless the land is dirt cheap then do not look for a quick sale.
