I think your expenses are too low, and if you adjust properly, its likely to be close to break even for you.

I have had tenants agree to jobs like a floor or furnace repair when they are not present but it is usually something they don't want to be present for the duration of the job and the contractor is known. 

  ( with a warning first of course)  and maybe in Portland proper one becomes paranoid but in Medford GP area NOPE just haul the crap to the dump is what i would do..

@Matt AllenYes, budget the rehab properly, get a specialist in there to give you a quote.

We did just what I said, gave them proper/legal notice and all was well. 

So I ripped out the pad, installed new rebar properly, poured concrete and  built 2 more bedrooms/large family room/full bath and laundry room. 1209 SF area improvement
