@Matt Maluchnik  you answered your own question .. you went into a small local commercial bank.. that's all they probably do.. and many won't loan on SFR as investments regardless unless your a premier client well established and known to them.. at least here in Oregon that's the case buy and hold you need to go to the national banks that are using federal guildelines and selling the paper or some of the other players at Jerry knows...
