A 2/1 or 3/1 is okay (though ideally 3/2), but any more people staying there, then a second bathroom is needed.

@Albert Johnson We evict one or two people a year in Arizona for various reasons, the most common being non-payment.

We have a great group of people, including a few of the others who have already responded to this thread. 

Like a lot of people here are saying, you can just replace the front glass which is a cheaper cost!

A lot of people opting for lower prepayment in the expectation to refinance in 1-3 years. 

I have had multiple showings in Lincoln park where people scheduled a showing just to show up and ask me if we had anything else in the area that was open because they had lost out on so many other apartments.  

I understand some of the pros and cons of going in to business with friends and family but we are both worried of taking the solo leap into rentals.

Yeah this is what I have been thinking but the asset protection attorneys kept saying oh there is risk here and I need to understand how much risk there is.I think one concern would be mold, which is not covered by hazard insurance.

I can’t understand why I shouldn’t take into account felonies either.
